Why a good EPC score is important for owner-lessors of real estate

The government is weighing up the possibility of letting landlords stop indexing homes with a low energy score.

The Flemish Government would like to protect the tenants of energy-consuming homes (EPC label F) by prohibiting indexation on this.
Rental properties with a better label could be partially indexed and those who rent out a very energy-efficient apartment could fully index. This gives the government a small “Heads-Up” to have your home measured in advance and to actively think about solutions.

How do I make my home energy efficient?
Rental apartments are generally more energy efficient as they have fewer exterior walls. Nevertheless, 13% of the apartments have a Label E or F and 7% of these have a label F.
The lack of roof and floor insulation is often a culprit in houses with an F label. Without wall insulation you lose 25% heat and this is usually the cause of label E. Addressing the outer layer is therefore very important if you want to make a home more energy efficient.

It is very important to remain vigilant in the long term.
Small steps can be budget-friendly but also has its dangers. According to the Social and Economic Council, an E or F upscaling to label D does not yield much energy savings. They indicate that this intermediate step is not cost efficient. It is certainly not ideal to electrically heat a label D apartment or house with a heat pump.

Two out of three rental homes in Flanders are apartments, 13% of which have a red label. (E or F). However, renovating apartments is not that obvious because you have to take your co-owners into account. A two-thirds majority is required to begin a renovation. A proposal has been submitted to the federal parliament to change this to a simple majority.
In 2018, it was legally required to start setting up a reserve fund. Renovations of the common areas in buildings are paid for by all owners, including those who voted against, and can be paid for with the reserve fund.

There is no doubt anymore, insulation is very important to make your home as energy efficient as possible. Now the question remains, how much energy can I save with which insulation?

With roof, floor, cavity wall and outer wall insulation you lose much less heat and energy.
Good roof insulation ensures up to 30% less heat loss, just like cavity wall insulation. With an old cavity wall there is usually air between the inner and outer wall. When you are going to insulate, you fill this space and save up to 30% energy.

Along a floor and outside wall is also possible  a lot of heat is lost, up to about 26%! No more cold floors and walls and you retain 26% more heat!
